Businesses look at the Interstate 35 corridor and say, “We need to be here. We know growth is here. It’s an opportunity. The land is there to build the facilities and the people are there to do those jobs,” Giulietti said.

Just down the street from the Amazon store is a “spec” building, which developers built on the idea that businesses would come in and need a place to set up shop. Giulietti’s group recently announced that the new 85,000-square-foot facility will house an East Coast-based company that uses robotics to provide automated laundry services to major hotel chains.

Giulietti said Cooperative Laundry did a market analysis and found that more hotel rooms are coming online in Austin than in New York City.

Last year, Hays County welcomed six major companies, according to the Greater San Marcos Partnership. This year, 13 more counties have started construction or moved into existing locations — or announced plans to do so. They have created or are expected to create at least 750 jobs, most of which pay more than the county median income of $44,000.

Business growth has three main benefits, said Kelsey Lee, San Marcos economic and business development director: tax revenue, jobs and access to goods and services.

“There aren’t that many big chains,” Tyng said, so it’s “easy to be recognized as a local mom-and-pop shop, which is what we’re striving for: donuts and made-from-scratch cookies from home.”

To capitalize on the city’s growth, Tying opened just before the pandemic. It was a rocky first year.

But the city helped with half the cost of the store’s sign, as well as grants for downtown improvements to sidewalks and bike lanes, Tyng said. The town organizes a farmer’s market that draws customers on weekends, when the store could use the extra business.

It’s “a group of people downtown that make sure we have the tools we need to open and stay open,” he said.

Shari Boyett moved to San Marcos in 1993 and bought a house on Stagecoach Trail on the outskirts of town. He said his neighborhood was rundown, with lots of wild animals and “dead end” signs.

“We live in a place that used to be beautiful and wooded, and now we have astroturf and landscape companies and home associations telling people what they can and can’t plant,” he said. “That’s the epitome of the song, ‘You made heaven wide open in the parking lot.’

Boyett, who has a master’s degree in business administration, said he hasn’t seen the influx of good, high-paying jobs that he expected.

Longtime San Marcos resident Diane Wasenich has served as executive director of the San Marcos River Foundation for 34 years.

Now retired and speaking alone, he laments the depletion of natural resources and its consequences for drinking water.

“Many of us moved here because of our beautiful rivers and springs,” he said. “But if you build too much permeable cover — like hard surfaces, roofs, sidewalks, driveways, roads and streets — you don’t have the ability to get rain into the recharge area and sit in the aquifer, which feeds the x-river and our river.”

He warns that developers and landowners, whose financial interests dictate the nature and location of growth, “may not have the interests of the entire community at heart.”

Lee, director of economic and business development, said San Marcos has long had a reputation as an outdoor resort and college town.

Stephen Fraser leads the university’s Science, Technology and Advanced Research Park. The 58-acre incubator helps develop and launch science-based technologies and startups.

“We’re working with people who do things like develop advanced space gels and semiconductor materials and diagnostics,” Fraser said.

The park allows companies to use its laboratories and technology facilities for up to five years. In return they want to give something back to the university. In most cases, they hire Texas State students as interns or employees.
